It was and still is very common for a building to have commercial on street-level and apartments/condos above. AG Guns instantly comes to mind here. Such buildings were built over the last 5 yrs in Downtown Mansfield beside the RR tracks.Playing devil’s advocate, I briefly had a FFL in Fall River before I got screwed because the FRB google street viewed the place right before issuing (due to Covid they didn’t come out in person).
With my FFL in hand and a business license from Fall River to boot, I was denied the state license because FRB said while my ground floor unit was commercial and open to the public, the fact there was residential above me in their view triggered the state law banning gun shops out of residential units.
Didn’t matter that you couldn’t physically get upstairs through my unit and instead had to go around outside.

The only thing close to blue label pricing is your G44 price. That is a good price for a G44, and I would buy one for practice from you if I was in your state.
A fricken G17 is <$500, and that is with some options. I also never knew they sold a blue label full size with 10 round mags.
I'm good as I'm in a normal state, but if you advertise blue label shit, I'd recommend you advertise it at blue label prices.

That is NOT the same as blue label guns. Selling Blue Label guns requires a specific contract with Glock (or other mfrs) and the pricing to the dealer (and LEO consumer) is much less. Lots of dealers advertise as "law enforcement dealers" but aren't blue label dealers and screw the unsuspecting LEO. Law Enforcement Supply in Waltham is one of those . . . he sold a new Glock to an acquaintance of mine who was a LEO at a price >$100 over blue label. I ran into that acquaintance at Braintree R&P cleaning it just after buying it for duty use . . . he bragged about it and wasn't happy when I responded to what he told me that he paid for it. This was probably 15 years ago. I verified the non-blue label dealer status with Glock's general counsel back then when I was talking with him about the AG Regs issues.
There aren't tons of blue label dealers in each state. The mfrs control who and how many in each state. IIRC, Interstate Arms was the only Glock blue label dealer in Eastern MA. Shooters Outpost is a major Sig dealer, but they aren't blue label for Sig IIRC . . . I think that they are blue label for Glock. Atlantic Tactical is a blue label dealer for what guns they sell (and they only sell guns to LEOs per their contract with those dealers).Someone that qualifies for blue label pricing would be nuts(or lazy) to pay those prices.

Seems like a strange position to try to sell LE only items for $100 more than what they can be bought just down the road. I do note that there are only blue label dealers and not LE distributors in MA, so there will typically be a markup to the individual purchase price in the above.
I've also run into the folks that advertise blue label, but sell at higher prices all over the place. There are several in NH. A shame there isn't an LE Distributor here in NH as the Blue Label folks like MFL and Shooters add a significant markup.
Oh well. Not my business. I shouldn't have even chimed in earlier.
