What is he going to do, sue you because you don't want to get raped on propane prices? ... what if you sell the house, will the new owner have to sign a contract with the devloper?

Reminds me of my friend in Michigan, bought a house and the deed says he can't rent it. [rofl]
You can do that. But then the propane companies say "we only fill our own tanks, because of safety/liability"...

Wait, what? I thought this thread was about renting vs owning propane tanks!
 
This is not a town issue but a state level issue. What you describe works for commercial in most cases. But the system is completely screwed for residential. You are unlikely to get a judgement in the timeframe you say. If its winter they wont issue. Get a judgement against one and someone else shows they have been a tenant for over 30 days and it starts over again. The games that can be played and you lose are infinite. Even good landlords who have 100s of properties expect it to take longer and usually offer cash for keys to get them out.

I had a residential tenant evicted in JANUARY. It was clear cut.

"Did you pay the rent?" NO!

"Do you have the rent to pay?" NO!

"Is there any reason why you shouldnt' be paying rent?" She then went on a 3 min rant about how we fooled her into taking the apartment to throw her out for not paying rent. LOL

"Judgement for the plaintiff."

Over and done. No lease. (She kept her copy without me signing it. Oh well. There is no signed lease.) She was G-O-N-E within 30 days. (After ranting to me in the clerk's office. "So this is it? You're just throwing me out?" "Ummm, you didn't pay." "OH YEAH?" LOL)


And I'd have had her evicted in DECEMBER but my atty said it risked the judge holding until after Christmas. My experience was - she don't pay, it's not anyone else's fault. She'd have been tossed in Dec as well.


Is this the norm? Maybe? Maybe not. What I know is that the system is not nearly as bad as people say it is. But, as menitoned, cross your eyes and dot your T's. Don't have ANYTHING they can come back about. So many stories I've heard of tenants staying a long time, the landlord F'd up and there were deficiencies. Heating problem? They ain't moving. Lead paint? No move. (Which, in itself, is funny.) Security issue? No move-o. But keep the place they way you'd want it if it was you renting, you have far less issues.

Huh? As of when because that is not my direct experience. In fact I had to provide a copy of the receipt to prove it was purchased thru Eastern (who sucks) and had the second fill done by Cape Fuel with zero questions once provided.
